We provide residential and commercial exterior cleaning services in Wilmington and surrounding areas. Services may include house washing, soft washing, roof cleaning, driveway cleaning, sidewalk cleaning, gutter cleaning, window cleaning, fence cleaning, deck cleaning, and deck or fence staining.
The specific services included in your project will be stated in the written quote, estimate, work order, invoice, or other written agreement provided for your job.
Cleaning methods may vary based on the material, surface condition, amount and type of buildup, accessibility, surrounding property features, and other conditions identified before or during the work.
We may decline a requested service or recommend a different cleaning method when we reasonably believe the requested work could damage the property or cannot be performed safely or properly under the existing conditions.
Quotes, Estimates, and Pricing
Any prices, ranges, or starting prices shown on this website are provided for general information and are estimates rather than guaranteed prices.
The actual price for a project may depend on property size, the number and type of surfaces, height, access, buildup, staining, surface condition, water availability, preparation requirements, and other conditions affecting the work.
A written quote provided for a specific property will control over general pricing information published on the website.
Unless otherwise stated in writing, a quote is valid for [number] days from the date it is issued.
If conditions discovered at the property require additional work outside the agreed scope, we will explain the change and obtain your approval before performing additional chargeable work, except where immediate action is reasonably necessary to prevent property damage or address a safety issue.
You are responsible for reviewing the quote and confirming that the listed services meet your needs before approving the work.
Customer Approval and Scope of Work
Your approval of a written quote, work order, proposal, or other service agreement authorizes us to perform the services specifically described in that document.
Services not included in the approved scope are not automatically included merely because they are located on the same property.
For example, a quote for house washing does not automatically include roof cleaning, window cleaning, gutter cleaning, driveway cleaning, deck cleaning, or other services unless those services are specifically listed.
If you request additional work after the original agreement has been approved, the additional work may result in an additional charge. We will communicate the added scope and price before proceeding whenever reasonably possible.
Customer Approval and Scope of Work
You agree to provide reasonable access to the property and the areas included in the service.
Before service begins, you should:
- Close windows and doors and secure openings that should not receive water.
- Move vehicles and other movable items away from the cleaning area when reasonably possible.
- Move or secure outdoor furniture, grills, decorations, toys, planters, and similar items that could interfere with the work.
- Secure pets and animals away from active work areas.
- Inform our team about known property conditions that could affect cleaning, including damaged siding, loose fixtures, leaking windows, fragile surfaces, exposed wiring, irrigation equipment, outdoor electronics, security devices, or previous repairs.
- Provide access to an adequate water supply when the agreed service requires customer provided water.
- For commercial properties, provide reasonable access to approved work areas and inform us about building access rules, restricted areas, tenant requirements, alarm procedures, parking restrictions, or other site conditions that may affect the service.
- Failure to provide reasonable access may result in rescheduling and, where disclosed in advance or otherwise permitted by law, a trip or cancellation charge.
Property Condition and Pre Existing Damage
Exterior cleaning does not create the condition of a property. Surfaces can already contain damage, deterioration, weak materials, failed coatings, loose components, or other conditions that may not be visible until dirt, algae, mold, mildew, oxidation, or other buildup is removed.
We are not responsible for pre existing damage or deterioration that was not caused by our work.
Examples may include:
- Cracked, loose, brittle, or failing materials.
- Rotten or weakened wood.
- Loose mortar or masonry.
- Failing paint or coatings.
- Oxidized siding or painted surfaces.
- Damaged roofing materials.
- Existing leaks.
- Failed caulking or sealants.
- Damaged window seals.
- Rust or corrosion.
- Improper previous repairs.
- Damage caused by age, weather, pests, prior contractors, installation defects, or lack of maintenance.
Cleaning may expose a condition that was previously hidden by dirt or organic growth. The removal of buildup does not mean the underlying condition was caused by the cleaning service.
Cleaning Results and Surface Limitations
Exterior cleaning can significantly improve the appearance of a surface, but no cleaning service can guarantee that every stain, discoloration, oxidation mark, rust stain, weathered area, or other condition will disappear completely.
Results depend on the material, age, condition, type of staining, length of time the buildup has been present, previous cleaning, weather exposure, and other factors.
Organic growth such as algae, mold, mildew, and similar buildup can return over time because exterior surfaces remain exposed to moisture, shade, humidity, rain, airborne particles, and other environmental conditions.
We do not guarantee a specific period of time during which a surface will remain clean unless a separate written agreement expressly provides otherwise.
Cleaning Methods and Surface Protection
Different exterior materials require different cleaning methods.
Where appropriate, we may use pressure washing, low pressure washing, soft washing, cleaning solutions, rinsing, surface specific techniques, or a combination of methods.
The cleaning method selected is based on the surface and its condition rather than simply using the highest available pressure.
We take reasonable care to protect nearby landscaping, plants, windows, doors, fixtures, electrical components, outdoor equipment, and other property features.
You understand, however, that exterior cleaning involves water, cleaning solutions, runoff, and equipment operating around the property. We cannot guarantee that every plant, lawn area, finish, fixture, or delicate feature will remain completely unaffected, particularly where the item is already fragile, improperly installed, damaged, or unusually sensitive.
Roof Cleaning
Roof cleaning requires additional care because roofing materials can be affected by age, weather, installation condition, previous repairs, and existing damage.
We may decline to clean a roof when its condition presents an unreasonable risk of damage or injury.
We do not warrant the structural condition, watertightness, remaining useful life, or performance of an existing roof.
If a roof contains existing leaks, loose shingles, damaged flashing, brittle materials, or other defects, cleaning may expose or worsen an existing condition. The existence of such a condition does not by itself establish that the condition was caused by our work.
Workmanship and Service Concerns
We want you to be satisfied with the completed work.
If you believe that an area included in the approved scope was missed or was not cleaned properly, contact us instantly or till 3 weeks any day after service.
We may inspect the area and determine whether the concern relates to work included in the original scope.
When a legitimate workmanship issue falls within the agreed scope, we may return and address the affected area at no additional charge.
This workmanship provision does not guarantee removal of permanent staining, oxidation, deterioration, damage, or other conditions that cleaning cannot reasonably correct.
It also does not cover new dirt, algae, mold, mildew, pollen, stains, or other buildup that appears after the service has been completed.
Post Service Changes
Exterior surfaces remain exposed to weather and environmental conditions after cleaning.
New organic growth, dirt, pollen, staining, leaves, moisture related buildup, and other contaminants may appear after the service.
A surface becoming dirty again does not automatically mean the original service was defective.
Where we recommend maintenance, drainage improvements, trimming of vegetation, or other steps that may help slow future buildup, those recommendations are intended as general maintenance guidance and are not guarantees of future cleaning results.
Payment
Unless different terms are stated in your written agreement, payment is due upon completion of the services.
Accepted payment methods may include [list payment methods].
Commercial or larger projects may require a deposit, progress payment, or other payment arrangement stated in the written agreement.
You agree to pay all undisputed amounts when due.
Any late charges, interest, collection costs, or other amounts will apply only to the extent permitted by applicable law and only when properly disclosed or otherwise legally enforceable.
Nothing in these Terms gives us a right to collect an amount that applicable law prohibits.
Deposits and Additional Work
If a deposit is required, the amount and any applicable terms will be stated in the quote or written agreement.
A deposit does not automatically mean that the entire amount is non refundable. Refunds, credits, cancellation charges, and other payment consequences will be determined by the applicable written agreement and governing law.
Additional work requested after approval of the original scope may require additional payment.
We will not knowingly treat an optional service as mandatory.
Cancellations and Rescheduling
Please provide at least [number] hours notice when you need to cancel or reschedule a service.
Any cancellation or rescheduling charge must be disclosed in the applicable quote, booking terms, or agreement before it becomes applicable and will be subject to applicable law.
Weather conditions may require us to reschedule exterior cleaning for safety, access, or cleaning quality reasons.
Examples may include severe storms, lightning, unsafe wind conditions, freezing conditions, heavy rain, or other conditions that make the work unsafe or unsuitable.
When we need to reschedule because of weather or another condition outside your control, we will work with you to select another available date.
Commercial Customers
Some consumer protection laws apply differently to businesses and commercial transactions than they do to individual consumers.
For commercial customers, the signed proposal, service agreement, purchase order, work order, or other written agreement may contain additional provisions concerning scheduling, access, payment, insurance, certificates of insurance, site requirements, indemnification, and other project conditions.
If the commercial agreement conflicts with these general website Terms, the written commercial agreement will control to the extent permitted by law.
Insurance and Licensing
We will maintain any licenses, registrations, or insurance coverage required by applicable law for the services we provide.
Where applicable, proof of insurance may be provided upon reasonable request.
For commercial projects, a certificate of insurance may be provided when required by the written agreement or the customer’s reasonable business requirements.
Any statement concerning licensing or insurance on this website should reflect our actual current business status and coverage.
Limitation of Liability
To the fullest extent permitted by applicable law, our liability arising from a particular service will be limited to the direct damages caused by our breach of the applicable agreement or our negligent performance of the services.
To the fullest extent permitted by law, our total liability for a claim arising from a specific service will not exceed the amount actually paid for that specific service.
We will not be responsible for indirect, incidental, special, punitive, or consequential damages to the extent such damages may lawfully be excluded.

Customer Information and Property Conditions
You agree to provide information that you reasonably know about the property and that could affect the work.
This may include known leaks, damaged surfaces, fragile materials, previous repairs, unusual water restrictions, access limitations, or other conditions relevant to the service.
We may rely on information you provide when preparing a quote or planning the work.
If important information is withheld or inaccurately described, we may need to modify the scope, method, schedule, or price of the work.
Photos and Videos
We may take photographs or videos of completed work for documentation, quality control, training, records, or marketing purposes.
Marketing images will generally focus on the cleaned surfaces rather than people.
We will not intentionally publish personal information such as a customer’s name, phone number, or other private information as part of a marketing image without appropriate permission.
If you do not want identifiable images of your property used for marketing, contact us in writing and we will record your request for future marketing use.

Disputes
DIf a dispute arises concerning our services, we encourage you to contact us first so that we have an opportunity to understand the issue and attempt to resolve it directly.
If the matter cannot be resolved informally, any court proceeding will be brought in a court having lawful jurisdiction over the dispute and the parties.
To the extent permitted by law, the parties agree that courts located in or serving New Hanover County, North Carolina are an appropriate venue for disputes concerning these services.
Nothing in this section prevents a party from bringing an action in another location when applicable law requires or permits that location.
Indemnification
To the extent permitted by applicable law, you agree to reimburse and hold harmless our company and its owners, officers, employees, and agents from third party claims, losses, or reasonable expenses arising directly from your material breach of these Terms, your intentional misconduct, or materially inaccurate information you knowingly provided about the property.
This provision does not require you to indemnify us for losses caused by our own negligence, willful misconduct, or other conduct for which applicable law does not permit indemnification.
No Waiver
Our failure to enforce a provision of these Terms on one occasion does not mean that we waive our right to enforce that provision later.
A waiver must be made in writing to be effective, unless applicable law provides otherwise.
Severability

No verbal statement will modify the written agreement unless the modification is confirmed in writing by an authorized representative of our company.
Changes to These Terms
We may update these Terms from time to time.
When we update them, we will post the new version on this page and update the effective date.
Changes to website Terms will not retroactively change material obligations under a service agreement that has already been entered into unless the parties agree to the change or applicable law allows it.
